As Regional Marketing Specialist you are a critical partner in the success of Cortland Partners at the community and portfolio level. The Marketing Specialist is a key contributor to the motivation of community teams and is responsible for developing the marketing plans, including strategies, tactics and budgets, for each of the communities in your portfolio. The portfolio will be six to eight communities in size. This role is responsible for planning and overseeing implementation of all lead generation and marketing programs for the communities, including lease renewal programs.The Role Youll Play Partner with the Regional Marketing Manager to execute individual community and portfolio marketing strategies and programs that support the achievement of your portfoliosA? performance goals. Understand and proactively manage effectiveness of lead generation and advertising platforms to drive qualified leads. Create and monitor lead nurturing programs to ensure lead banks are being managed and worked effectively to yield high conversion rates.Build and establish a collaborative partnership with onsite community teams, portfolio leadership, sales performance managers, and the corporate teams to help achieve occupancy, renewal, and revenue goals.Assist the brand development team in making sure that the brand is being appropriately represented at a community level.Analyze sub:market trends and results to develop a strategic marketing and advertising plan designed to drive qualified leads that link to the business strategy and plan.Partner with operational and investment teams in your portfolio to develop processes, best practices, and expected results as it relates to all aspects of marketing, on:site marketing, and collateral at the community and portfolio level.Conduct ongoing analysis and reviews of targeting strategy, lead generation quality, advertising, sales messaging, websites, and collateral materials for accuracy and relevance as it relates to lead generation goals, verbiage, and brand awareness.Assist the digital marketing team to ensure the execution of social media strategies and website pages are effective, and assess online presence, image, reputation, ratings, and brand consistency as it relates to the overall customer experience and brand message for each community within your portfolio.Provide to communities and portfolio leadership recommendations and reporting related to results and ROI effectiveness.Be knowledgeable about competitive communities, market shifts, and employment trends. Be adept at discussing and understanding communities in the areas of pricing, product, promotion, and customer targeting with segmentation.Evaluate and understand marketing on a cost:per:lead and cost:per:lease basis. Optimize marketing efforts to improve cost:per:lead, cost:per:lease, and lead:to:lease conversion rates.Perform due diligence on proposed purchases as necessary. This includes review of in:place marketing, brand identification, curb appeal and advertising platforms. Make recommendations related to market placement, strength or opportunities of future improvements after purchase.
