Role Overview This role is a critical partner in the success of the Cortland investment at the community and portfolio level. The Regional Marketing Manager is a key contributor to the motivation of community teams and is the individual responsible for development and creation of sales campaigns, marketing programs and initiatives for communities within our Active Living portfolio. This individual is expected to be the subject matter expert of the community and surrounding market trends. The Role Youll Play Lead the development and execution of individual community and portfolio marketing strategies and programs that support the achievement of his/her portfoliosA? performance goals. Understand and proactively manage effectiveness of lead generation and advertising platforms to drive qualified leads. Create and monitor lead nurturing programs to ensure lead banks are being managed and worked effectively to yield high conversion rates.Build and establish a collaborative partnership with onsite community teams, portfolio leadership, sales performance managers and the corporate teams to help achieve occupancy, renewal and revenue goals. Counsel leasing professionals on lead management and messaging tactics to achieve goals.Assist the brand development team in creating the foundation for Cortland Partners that supports the CompanyA?s mission and become the custodian of the brand at the community level.Analyze sub:market trends and results to develop a strategic marketing and advertising plan designed to drive qualified leads that link to the business strategy and plan. Negotiate pricing when necessary for new advertising and lead generation avenues.Partner with operational and investment teams in his/her portfolio to develop marketing budgets, processes, best practices and expected results as it relates to all aspects of marketing, lease conversion, on:site marketing and collateral at the community and portfolio level. Partner with the VP, Resident Experience rollout existing resident marketing programs to drive resident satisfaction and renewal.Conduct ongoing analysis and reviews of targeting strategy, lead generation quality, advertising, sales messaging, websites and collateral materials for accuracy and relevance as it relates to lead generation goals, verbiage, brand awareness, lease conversion rates, renewal rates and revenue goals.Partner with the digital marketing team to develop the strategy for the social media and website teams to assess online presence, image, reputation, ratings and brand consistency, as it relates to the overall customer experience and brand message for each community within the managerA?s portfolio. Strategize and recommend enhancements, campaigns and solutions to improve overall results and customer experience through digital initiatives, including search engine optimization and pay:per:click. Utilize other digital marketing tactics as appropriate to achieve objectives.Provide to communities and portfolio leadership all guidance, recommendations and reporting related to results and ROI effectiveness.Be knowledgeable about competitive communities, market shifts, employment trends, sub:market changes, new product development or renovation, primary businesses, market trends and differentiators that may impact asset value or performance. Be adept at discussing and understanding communities in the areas of pricing, product, promotion and customer targeting with segmentation.Evaluate and understand marketing on a cost:per:lead and cost:per:lease basis. Optimize marketing efforts to improve cost:per:lead, cost:per:lease and lead:to:lease conversion rates.Perform due diligence on proposed purchases as necessary. This includes review of in:place marketing, brand identification, curb appeal and advertising platforms. Make recommendations related to market placement, strength or opportunities of future improvements after purchase.Collaborate with support functions as it relates to quality control, training,
