If you are considering selling a home or other property in Dallas Fort Worth, one option is to use a real estate agent. Some property owners, however, have expressed frustration about the following aspects of using a real estate agent:

Regarding the issue of repairs, there are several situations where an agent may not have experience in dealing with those kinds of properties. In addition, lenders will not write a loan if a property has certain defects or deficiencies.

* Properties with water or flood damage, foundation issues, roof problems, wind and/or hail damage, or other high-dollar repair problems which have not yet been addressed
* Properties that have fire and/or smoke damage
* Properties with “clouds” on the title such as IRS or property tax liens, mechanic liens, probate, etc.
* A hoarder home or other property which has appearance issues
* Situations where the property’s mortgage is “upside down” or “under water”
* Properties in a situation where there is a reverse mortgage or facing (or in) foreclosure

In addition to the above listed situations, you also may want to sell a property because you need to get rid of the property quickly.
Some of these kinds of situations could include:

* A job loss or other employment situation
* Relocation
* Divorce or separation
* Death of a family member
* Having to move to another property in order to live with an elderly relative needing your help
* Family members needing to move to an elder care facility and leave their homes
* Properties which have bad tenants, or perhaps you are just tired of being a landlord
* If you wish to sell an investment property (such as 1 to 4 units, multi-family, vacation home, etc.)
* You inherited a property and don’t wish to keep it
* Downsizing after the kids have left
* Need to pay off bills debts which have difficulty being deferred (e.g. student loans, credit card, medical)
* Facing legal situations that will require cash quickly
