Job Description:/h3:
Purpose: Managing, directing and organizing the overall maintenance programs of the community.

Reports to: Community Director (or Assistant Community Director in Community Directors absence)

FLSA: Exempt

Supervises: Maintenance Staff

Qualifications:
Ø High school education or equivalent.
Ø Ability to read, write and comprehend the English language.
Ø Must be able to direct, motivate, train and develop subordinates.
Ø General knowledge of building codes and laws applicable to the community (i.e., refrigerant recovery, electrical, plumbing, swimming pools, etc.)
Ø Minimum of three years on:site experience.
Ø Must be able to complete assigned tasks with little to no supervision
Ø Must possess a valid drivers license.

Special Licenses or Certificates Required: A.C Certification I and II

Essential Functions:
Ø Maintains proper level of inventory and submits a requisition for additional supplies to the Community Director on an as needed basis.
Ø Adheres to and complies with OSHA safety standards.
Ø Implements and supervises training program for the use of safety equipment.
Ø Assists Community Director with community budget and expenditures in all areas of maintenance.
Ø Works hands:on as required or directed by Community Director to ensure market:ready, occupied and preventative maintenance is performed on a timely basis and to ensure preventative maintenance schedules are followed.
Ø Obtains bids and interacts with contractors and is knowledgeable of competitive pricing of supplies.
Ø Complete required service requests within 24 hours.
Ø Makes appliance repairs, carpet repairs, HVAC repairs and electrical repairs.
Ø Performs carpentry work, welding, painting and plumbing duties as required.
Ø Adheres to company key procedures.
Ø Maintains a clean shop.
Ø Participates in an ongoing community improvement plan and preventative maintenance program.
Ø Assists with resident functions as required.
Ø Must be prompt, on time to work and have good, regular attendance.
Ø Maintains courteous and helpful demeanor with residents, prospective residents, co:workers, vendors, etc.
Ø Must have reliable transportation.
Ø Must have mode of communication with which to be contacted at home and to respond in cases of emergency.
Ø Hours worked include on:call, overtime, weekend, holiday and evening work.
Ø Wears company photo ID badge during work hours.
Ø Acts as a team member with all associates of the management staff.
Ø Complies with all policies as outlined in the Operations Manual.
Ø Must be willing to be assigned to other Dalcor communities as needed.
Ø Performs other duties as assigned by supervisors or corporate office.
Ø Some travel may be required.

Dalcor was originally formed in August 1982 by M. Dale Dodson to help facilitate real estate (multi:family) transactions. Primary focus was structuring acquisitions, financing and management of multi:family investments and operations for executives of various clients such as American Airlines, Texas Instruments, Arthur Young and Co., etc. Dalcor also successfully performed property management for various institutions (GE, Citibank, etc.).
